The most expensive mistake in floor cleaning services is treating every hard floor the same way. VCT wants a strip-and-wax cycle with regular burnishing between. Polished concrete wants no wax at all. Tile and grout needs the grout addressed, or it looks dirty the moment it dries. Getting it wrong shortens the life of the floor and turns a maintenance line into a replacement one.

Traffic decides it, not the calendar. A busy retail or school floor needs a full strip and wax once or twice a year with regular burnishing between; a low-traffic office suite goes considerably longer. Burnishing on a schedule is what stretches the interval, because the pad takes off the top layer of scuffing and re-flattens the finish while the coating underneath keeps doing its job. Floors that are never burnished need stripping far more often: once traffic wears through the finish, the wax stops protecting the tile and starts holding dirt in it. Entrances and main corridors wear several times faster than the rooms off them, so a sensible cycle treats them separately instead of stripping a whole building because one aisle looks tired. The test is whether the floor still responds to burnishing. When it stops recovering, it needs stripping.
Published guides such as HomeGuide put commercial strip and wax between roughly $0.30 and $0.75 per square foot, with small jobs carrying a minimum charge because the setup is the same whether the room is one office or a wing. The honest drivers are the state of the existing finish, how much edge and corner work the layout forces, how many coats the traffic justifies, and whether furniture has to move. A floor burnished on schedule strips faster than one left until it failed, which is one more argument for the maintenance cycle. We quote after seeing the floor, and we will tell you if it only needs burnishing — stripping a floor that does not need it is the expensive way to get the same shine.
Speed, and the result it produces. Buffing runs at low speed with a rotary machine and cleans or scrubs the finish: it takes out light scuffing and evens the surface. Burnishing runs at high speed, roughly 1,500 rpm and up, and works by friction, re-flattening the top layer of finish into the hard, wet-look gloss most facilities mean when they say a floor shines. Burnishing is the maintenance pass that stretches the interval between strip-and-wax cycles; buffing is the corrective pass between them. Neither is a substitute for stripping once traffic has worn through the finish itself.
Usually it improves them a lot. Traffic lanes are a mix of soil and fibre wear. The soil comes out with hot-water extraction; fibre that has been physically abraded will not return to new. We will tell you which one you are looking at before quoting.

Yes, and for most facilities that is the only practical option. Stripping and waxing needs the area closed while the finish cures, so this work is normally scheduled overnight, over a weekend, or during a planned closure.
Give a freshly finished floor at least eight hours before foot traffic returns, and a day or two before burnishing, heavy furniture or rolling loads. The finish is dry to the touch long before it is hard: it keeps curing for days, and scuffs taken in the first 48 hours are locked in rather than buffed out. Humidity stretches every one of those windows, which in Florida means most of the year, so the reopening time is agreed as part of the schedule rather than discovered when someone walks across a soft floor.
