A walkthrough takes under an hour. You get a written scope and a price for it, and we do not send a salesperson who has never held a buffer.
What happens after the walkthrough
You get a written scope naming the areas, the frequencies and the tasks, with a price against it. Nothing is priced off a square-footage table, because two 20,000 sq ft buildings with different traffic are not the same job.
If the scope is right, we agree a start date and you meet the crew that will be in your building. Not a sales team, and not a different crew every quarter.

How quickly can you start?
It depends on the size of the building and the schedule you need. The walkthrough is usually within a few days of the call, and the start date is agreed once the scope is signed.
Do you charge for the walkthrough or the estimate?
No. Both are free, and the estimate is a written scope rather than a verbal range.
Can you work nights and weekends?
Yes. Most recurring janitorial work happens after hours, and the schedule is built around when your building is empty rather than around ours.
What if I already have a cleaning company?
Most of the buildings we take on already had one. Tell us what is not working and we will scope against that specifically rather than quoting a generic contract.
What is a walkthrough, and why do you insist on one?
About half an hour on site with the person who would actually run your account. We look at what drives the labour — floor surfaces, restroom and fixture counts, how waste leaves the building, access and alarms — and we ask what your current company is getting wrong. The reason we insist on it is simple: a firm price for a building nobody has seen is a template, and templated numbers get corrected upward after signing. Bring your own questions too. You are interviewing us at the same time.
Can you provide a certificate of insurance and a W-9?
Ask, and we will send the current documents for your procurement file. It is the right request to make of every company you shortlist: a certificate of insurance shows that liability coverage is actually in force, and asking for it before signing rather than after is standard commercial practice, not an insult. If your landlord or risk manager needs specific endorsements, name them on the first call so the paperwork arrives in the shape your file needs.
Are you a W-2 employer, or do you use subcontractors?
All of our core services are performed by W-2 employees. That means our crews are trained by us, insured under our policies, and accountable to our management, not a rotating cast of subcontractors you’ve never met.
Do you need to see the building first?
Yes, and we will not price one we have not walked. A number given over the phone is a guess, and a guess in this trade is corrected upward once somebody has actually seen the floor type, the restroom count, the amount of glass and how much of the building is public. Quoting sight unseen is how a contract starts cheap and ends in a renegotiation, which is worse for you than an accurate number on day one.
What do you need from us to get going?
Less than most people expect. For the walkthrough: someone who can let us in and answer questions about how the building runs. For the scope: your hours, which areas are in and which are out, any area with its own rules, and the streams you separate waste into. For the start: keys or codes and a named contact on your side. Anything your own compliance requires from us, such as a certificate of insurance, a W-9 or a site induction, is better named on the first call than discovered in week two.
What happens on the first day of service?
Our operations team sets the account up before the first visit rather than on it: supplies in place, keys and alarm codes obtained, and your point of contact introduced. The first clean is usually heavier than the recurring scope, because a building being handed over rarely arrives at the standard the schedule is designed to hold. After that the same crew returns on the agreed schedule, and you have one name and one number for anything that needs saying.
