How Much Does Commercial Cleaning Cost in Tampa Bay?

The published ranges run from a few cents to about a quarter per square foot, depending on the building. Here is what they say, why the period matters as much as the number, and what moved prices in Florida this fall.
What the published ranges say
ISSA, the cleaning industry's trade association, published benchmark ranges by building type in December 2025: $0.09 to $0.17 per square foot for general offices, $0.14 to $0.29 for medical and healthcare space, $0.08 to $0.20 for industrial and manufacturing, $0.07 to $0.15 for retail and $0.07 to $0.14 for schools. Medical space sits highest, which ISSA puts down to infection prevention and the extra processes it takes.
The ranges themselves carry no period, but ISSA's worked example divides a monthly contract price by the cleanable floor area: $12,000 a month across 100,000 square feet comes to $0.12. Read that way, a 10,000-square-foot office would land somewhere between about $900 and $1,700 a month.
Check the period before you compare anything
A per-square-foot figure means nothing until somebody says what it covers. For a building cleaned five nights a week, the same number per visit and per month differ by roughly twentyfold. Before you set a quote beside a figure you found online, ask each of them which one it means, and whether it is cleanable floor area or the whole lease.
What moves a price inside the range
ISSA lists six things that set where a building lands: its type and use, how often it is cleaned, how dirty it is to begin with, which services are included, labor costs, and the equipment and chemicals the work needs. In practice the ones that surprise people are these.
- Restrooms. Each one is a fixed amount of work, so two buildings of the same size with four and twelve restrooms are different jobs.
- Floors. Carpet, sealed concrete and vinyl that needs a protective finish take different time and different machines.
- Public space. A lobby or showroom that customers see every day is held to a higher standard than a back office.
- Access. Work that has to fit between closing time and an alarm schedule, or around a production line, takes more planning than an open building.
Why Florida prices moved in the fall of 2026
Florida's minimum wage reached $15.00 an hour on September 30, 2026, up from $14.00. It was the last scheduled step of the amendment voters added to Article X, Section 24 of the state constitution in 2020, and from here the rate is adjusted for inflation each year.
Cleaning is labor before it is anything else, so a dollar an hour on the wage floor shows up in every recurring contract priced after it. If a quote from last year looks cheaper than one from this month, that is part of the reason.
One-time work is priced separately
ISSA gives separate ranges for work that is usually booked as a project or added to an annual plan rather than done on every visit: carpet cleaning at $0.08 to $0.25 per square foot, electrostatic disinfection at $0.10 to $0.30, scrubbing and recoating a hard floor at $0.20 to $0.40, and stripping and refinishing it at $0.30 to $0.60.
How we get to a number
We walk the building first. The areas, the tasks in each one and how often each task happens go on paper before any price does, and the price is built from those lines. When a guide figure and our quote disagree, the scope is where the difference will be, and we would rather you see it than guess at it.
